What Is the Transfer Fee in Bahria Town Karachi?

When a plot, house, apartment or shop in Bahria Town Karachi is sold, Bahria Town charges a fee to transfer it into the new owner's name. Bahria Town calls this fee Facilitation Charges. People also call it the transfer fee or transfer charges. It is paid to Bahria Town, not to the dealer, and it is separate from the price of the property.

The amount depends on the type of property, its size and its location: a residential plot, Bahria Homes, a villa, an apartment, a shop or a commercial plot each has its own rate. All amounts on this page are in Pakistani rupees (Rs). Who pays the transfer fee, the buyer or the seller, is agreed between them as part of the deal.

How a Bahria Town Karachi Transfer Works

This is the Bahria Town transfer process, step by step, from the NDC and NOC to the Final Transfer Letter and re-allotment.

1. Apply for NDC and NOC

   Visit Bahria Town to apply for the required documents.

   • NDC (No Demand Certificate): Apply at Bahria Town Head Office.
   • NOC (No Objection Certificate): Apply at the Maintenance Office. The fee is PKR 10,000 per plot.

   For plots that are not ready for possession, only an NDC is required; an NOC is not required.

2. Clear All Outstanding Dues

   The NDC includes all applicable dues, such as:

   • Outstanding installments and surcharges.
   • Category charges, including corner, park-facing and boulevard charges.
   • Transfer fees and other applicable charges.

   For the NOC, all applicable utility bills must be paid, including electricity, gas and water charges.

3. Collect NDC and NOC
   • Normal processing time is approximately 3 days.
   • Urgent NDC processing costs an additional PKR 5,000 and is usually completed within 24 hours.
   • NDC validity: 13 days.
   • NOC validity: 15 days.

   The transfer must be completed within the applicable validity period.

4. Arrange Seller and Buyer Attendance
   • The seller must visit Bahria Town Head Office if present in Pakistan.
   • If the seller is overseas or unable to attend, a valid Power of Attorney is required.
   • If the buyer is overseas, an authorized representative may complete the process on the buyer's behalf.
   • The seller, buyer and their authorized representatives must bring their original CNICs, as applicable.
5. Complete Transfer Formalities

   On the scheduled transfer date:

   • Both parties or their authorized representatives attend Bahria Town.
   • All outstanding dues are cleared.
   • Transfer fees are paid through Bahria Town challans.
   • Applicable taxes are paid by both parties.
   • Bahria Town verifies the complete file and confirms that all required documents and dues are in order.
6. Obtain the Provisional Letter

   After successful verification and completion of the transfer formalities, Bahria Town issues the Provisional Letter on the same day.

7. Obtain the Final Transfer Letter

   After the specified 15-day period, submit the Provisional Letter back to Bahria Town to obtain the Final Transfer Letter.

8. Apply for Re-allotment

   For ready plots where the allotment documents are collected during the transfer process, the buyer must apply for re-allotment after receiving the Final Transfer Letter.

   The re-allotment letter is generally issued within 3 days.

After the transfer, the new owner pays the utility and possession charges when taking possession, if they are not already paid.

• Identity: the seller, buyer and their authorized representatives must bring their original CNICs, as applicable. Keep your CNIC or NICOP valid, because Bahria Town checks the identity of both sides.
• Verification: Bahria Town verifies the Power of Attorney with you by video call.
