What Is DHA Karachi?
DHA Karachi, often just called "Defence" and also known as DHA South Karachi because Phases 1 to 8 lie in the south of the city, is run by the Pakistan Defence Officers Housing Authority, Karachi. It is a statutory authority set up by President's Order No. 7 of 1980, so it is not a private housing society. It grew from a small officers' cooperative society into one of Karachi's best-known addresses. DHA says it now manages more than 8,797 acres, with over 81,000 members.
DHA Karachi sits on the coast in south Karachi, next to Clifton, inside Clifton Cantonment. DHA plans the area and keeps the record of every plot. Cantonment Board Clifton provides civic services and gives the final approval for building plans, after DHA's own Town Planning and Building Control directorate has checked them.

DHA Karachi Phases 1 to 7
DHA Karachi is divided into Phases 1 to 8, plus Phase 2 Extension and Phase 7 Extension. Phases 1 to 7 are the older, settled phases, with houses, markets and services already in place. They suit buyers who want to live in a ready area or buy a house rather than an empty plot.
- Phases 1 and 2: the oldest part of Defence, close to Korangi Road and Clifton, with mostly older houses and many rebuilt homes. Phase 2 is home to the well-known Masjid-e-Tooba.
- Phases 4 and 5: central Defence, around Khayaban-e-Ittehad and Khayaban-e-Shahbaz, with busy commercial lanes.
- Phase 6: the Sea View side, with Bukhari and Muslim commercial and Khayaban-e-Shamsheer, one of the most popular residential phases.
- Phase 7: quieter, larger plots, and Phase 7 Extension, which is still being built up.

DHA Phase 8: Karachi's Waterfront Phase
Phase 8 is the newest and largest phase of DHA Karachi. DHA puts it at about 4,151 acres, close to half of all DHA Karachi land. It runs along the Arabian Sea and the creek and is divided into six sectors: A, B, C, D, E and E-8. In the market these are usually called "zones", and our Phase 8 map shows them as Zone A to Zone E. Phase 8 is also where Cosmos is most active in commercial property.
Phase 8: The Future of DHA Karachi
DHA describes Phase 8 as a model and vibrant phase that shows the progressive image of DHA, and in our view it is the future of DHA Karachi.
- A gated community. DHA is developing Phase 8 as a gated community, with gated entry points and smart access control, for a safe and secure place to live.
- High-rise living. Waterfront towers are changing the skyline, from DHA's own Creek Vistas towers to Emaar and HMR on the sea front and The Arkadians by AKD Group near the golf club, and more high-rise buildings are planned on the commercial plots.
- Food and leisure. Phase 8 already has the Do Darya restaurants on the sea front and the Creek Walk food street. More food and leisure spots are coming up as the commercial areas grow.
- A Dubai-style waterfront. Sea views, a marina, a golf club and modern towers give Phase 8 a modern waterfront lifestyle that many people compare to Dubai.
The Phase 8 sectors at a glance
- Sector (Zone) A: the west side, along Khayaban-e-Ittehad, next to the older phases.
- Sector (Zone) B: the north side, along 16th Street, next to the DHA Country & Golf Club, Creek Vistas and Creek View.
- Sector (Zone) C: the eastern strip along Beach Avenue, next to Creek Marina.
- Sector (Zone) D: the southern side, along Beach Avenue towards the sea.
- Sector (Zone) E: the middle of Phase 8, between Zones B and D, around Saba Avenue.
- Sector E-8: a newer sector that DHA lists separately in its fee schedule.
Can I build in Phase 8 today?
DHA says infrastructure work has been done across Phase 8, and that Sectors A and B are open for construction. Business Zone VIII-C opened for construction in March 2026. DHA is now bringing full electric infrastructure to Sectors C, D and E-8. Before you buy, we confirm two things for you: whether your exact plot can be built on now, and whether its Phase 8 development and electric charges are paid, as DHA requires before a transfer.

Getting around
Korangi Road, Sunset Boulevard, Khayaban-e-Ittehad and Shahrah-e-Faisal link DHA to the rest of Karachi. The Malir Expressway (Shahrah-e-Bhutto), fully opened in May 2026, starts near DHA's Korangi side and runs to the M-9. In our experience, Bahria Town Karachi is now about 35 minutes from DHA South Karachi.

How to Buy Property in DHA Karachi, Step by Step
- Check the plot with DHA first. Get the plot number and check it with DHA before you pay anything. Dues can be confirmed on DHA's UAN, 021-111-589-589.
- Confirm the plot is clear for transfer. We confirm with DHA that the seller holds the plot in their own name, that any bank mortgage is cleared, and, in Phase 8, that the development and electric charges are paid.
- Membership for both sides. Both buyer and seller need valid DHA membership. DHA takes fingerprints and a photo at its office.
- Transfer at DHA. The seller must be present at DHA for the biometric "sign before". The buyer does not have to be there. DHA then issues the new documents in the buyer's name.
- Possession. For a plot in a new area such as Phase 8, the demarcation letter gives physical possession and allows construction to start.
DHA charges a transfer fee per square yard and other fees, and these change from time to time. We will tell you the current fees for your plot before you decide.

DHA Karachi: Common Questions
What is the difference between DHA Karachi and DHA City Karachi?
DHA Karachi means Phases 1 to 8 on the coast in south Karachi, next to Clifton. DHA City Karachi is a separate and much larger DHA project on the M-9 Super Highway, outside the city. Some people call DHA City "Phase 9", but it is not part of the coastal phases. See our DHA City Karachi page for details.
How many sectors does DHA Phase 8 have, and which are open for construction?
Phase 8 has six sectors: A, B, C, D, E and E-8, often called zones. DHA says Sectors A and B are open for construction, and Business Zone VIII-C opened for construction in March 2026. Utilities are being completed in the other sectors, so we confirm the status of your exact plot before you buy.
What should I check before buying a plot in DHA Phase 8?
Check that the plot is allotted and in the seller's name, that DHA dues and the Phase 8 development and electric charges are paid, and whether the plot can be built on today. We do these checks with DHA for our clients, so you know the plot is clear for transfer.
How do I verify a DHA Karachi plot before buying?
Get the plot number and check it with DHA before paying anything. Dues can be confirmed on DHA's UAN 021-111-589-589. We also confirm with DHA that the plot is clear for transfer, for example that any bank mortgage is cleared and that the seller holds the plot in their own name, not only through a general power of attorney.
Does the seller have to be present for a DHA transfer?
Yes. The seller must appear at DHA's office for the biometric "sign before", and a general power of attorney holder cannot transfer the plot. The buyer does not have to be present, but both buyer and seller need valid DHA membership.
