DHA City Karachi: Plots, Sectors and Map on the M-9
Location, sectors, big projects, what is built today, and how to buy, explained by Cosmos Realtor & Builders, a Karachi real estate agency and property dealer.
What Is DHA City Karachi?
DHA City Karachi, often shortened to DHAC or DCK, is a large planned city being built by the Pakistan Defence Officers Housing Authority, Karachi on the M-9 Super Highway, the motorway to Hyderabad. It is a separate project from DHA South Karachi (DHA Karachi Phases 1 to 8 on the coast), with its own office, its own sector plan and its own fee schedule, but the same DHA membership and transfer system.
DHA City describes itself as a green, smart and sustainable city. DHA gives its size as about 21,600 acres in its 2026 investment brochure, and as "over 22,000 acres" on its website. Some people call it "Phase 9", but it is not a phase of DHA Karachi.
Where Is DHA City Karachi?
DHA City Karachi lies on the M-9 Super Highway in Gadap, District Malir, beyond the Super Highway toll plaza and a short drive further on from Bahria Town Karachi. The DHA City office is at KM 50 on the M-9.
DHA City gives these distances on its website: about 25 km to Jinnah International Airport, about 39 km to DHA Phases 1 to 8 using the Malir Expressway, about 35 km to Port Qasim and about 75 km to Hyderabad. Since the Malir Expressway (Shahrah-e-Bhutto) fully opened in May 2026, the drive is quick and easy. DHA City says it takes about 30 to 35 minutes from DHA via the Kathore exit, and in our own experience it is about 45 minutes from DHA South Karachi via Shahrah-e-Bhutto.
DHA City Karachi Sectors and Master Plan
DHA City's master plan, updated in September 2026, shows numbered residential sectors from 1 to 16, each split into sub-sectors (for example 3-C or 12-A), with a Central Business District (CBD) running through the middle. Sector 17 and a Sector 16 extension are shown on the far side, and a golf course sits between Sector 16 and the Sukkan Nullah.
DHA City has published a separate master plan for many sectors, including Sectors 1, 2, 3, 5, 6, 7, 8-C, 9, 12-A and 12-B, 13 and 14, plus the CBD. You can see them all on our DHA maps page.
DHA City has residential plots from about 100 square yards upwards, plus farm houses, commercial plots and larger plots for towers.
What Is Built in DHA City Karachi Today
DHA City is growing, with wide roads, sectors open for possession, families living in their homes and big projects taking shape. Here is where it stands in October 2026:
- Living there today: families live in Sector 2, Sector 3 and Sector 14-B. Sector 3 has a school, a mosque, shops and the new Central Park.
- Parks: the Central Park in Sector 3, with its Windward Piazza, dancing fountain, walking track and kids' play area, is open every evening.
- Sectors open for construction: DHA City announced in April 2026 that Sectors 2, 3, 5, 6, 7, 9, 12, 13 and 14 can be given possession, and more sub-sectors have opened for construction since then. We confirm the status of your exact sub-sector for you before you buy.
- Houses and villas: DHA City has its own town houses in Sector 14-B and villas in Sector 3-B, and private villa projects such as Hampstead Villas.
- Utilities: water is planned to come mainly through the K-IV scheme, and DHA's own energy company is setting up the power supply. We can tell you the utility status of the sector you like.

Schools openThe DHACSS (DHA College and Schools System) DCK campus in Sector 3 is open, from Montessori up to college classes XI and XII, and DHA Suffa University has a DCK campus. More institutions are planned in the education district next to the CBD.

How to Buy a Plot in DHA City Karachi
- We confirm the plot or file with DHA City before you pay. DHA City plots and files can be checked on the DHA website by CNIC, membership number or plot reference. Dues can be confirmed on UAN 021-111-589-589 (extensions 2003 or 2183) or with DHA City on 021-111-590-590.
- Plot or file. An allotted plot has a sector and plot number. A "file" is an allocation right that gets its plot number later. We explain which one you are being offered and confirm it with DHA City.
- Membership. Buyer and seller both need valid DHA membership, as in DHA Karachi.
- Transfer. The seller must be present for the biometric "sign before". DHA City has its own transfer fee schedule, revised from 13 July 2026. We will tell you the current fees before you decide.
- Possession and building. After transfer, the demarcation and site plan come from DHA City's Town Planning and Building Control directorate, which also approves building plans.
