What Are Utility, Possession and Category Charges?

Before you can take possession of a plot or property in Bahria Town Karachi and start building or living there, a few charges are paid to Bahria Town:

• Utility charges: for the electricity (3-phase) connection, telephone connection, water and sewerage connection, and gas connection. The cost of meters is not included.
• Possession charges: paid to take possession of your plot or property.
• Category charges: if the plot has a category, such as corner or park facing, 10% of the total amount is charged for each category.

For Bahria Heights, excess and terrace area is charged at Rs 9,900 per sq ft, and common area at Rs 3,410 to Rs 6,510 per sq ft for apartments, depending on the unit's booking category. For Bahria Heights shops, utility charges are Rs 574,992 to Rs 609,840 and possession charges Rs 646,866 to Rs 686,070 for 300 sq ft, and Rs 670,824 to Rs 696,960 (utility) and Rs 754,677 to Rs 784,080 (possession) for 350 sq ft, depending on the booking category.

Extra Land Charges in Bahria Town Karachi

If your property has extra land or extra space beyond its standard size, Bahria Town charges:

• Residential plot: Rs 30,000 per sq yd
• Bahria Apartments: Rs 4,500 per sq ft
• Bahria Heights (excess and terrace area): Rs 9,900 per sq ft
• Bahria Homes: Rs 36,000 per sq yd
• Sports City Villa: Rs 45,000 per sq yd
• Commercial plot: Rs 100,000 per sq yd
• Jinnah Avenue (2,455.55 sq yd plots): Rs 112,500 per sq yd

Bahria Town Karachi Possession Check List: Documents Needed

• Request for possession form, filled in by the allottee
• Copy of CNIC
• Two recent passport-size photographs
• Original and photocopy of the booking form or transfer letter
• Original and photocopy of the deposit slips for instalments, utility, possession and category charges
• If the allottee cannot visit the office: an authority letter on stamp paper, with two photographs and ID card copies of the authority holder and the executant

Once the documents are complete and the charges are paid, submit the case to Bahria Town's Operation department within a week to avoid delays.

Taking Possession from Dubai, the UAE or Anywhere in Pakistan

You do not have to be in Karachi to take possession of your plot or property in Bahria Town Karachi. If you live in Dubai, Abu Dhabi, Sharjah or elsewhere abroad, or in Lahore, Islamabad or another city in Pakistan, Bahria Town's possession check list allows an authority letter on stamp paper, so someone you trust can apply on your behalf.
